Why a Solvent-Based Sealer
Not every wall needs the same primer. Water-based sealers work well on sound, moderately absorbent surfaces, but they cannot penetrate deeply into highly porous or friable substrates. That is where a solvent-based alkyd sealer earns its place.
The alkyd carrier moves further into the surface than water can, reaching down through the porous layer to bind it from within. On chalky, powdery, or heavily absorbent plaster — common on older Karachi buildings and on cheap render — this is the difference between a topcoat that holds and one that lifts within a year.
It also handles damaged drywall and patchy repair work, where absorption varies wildly across the wall. Untreated, those variations show through as visible patches and sheen differences no matter how many coats of emulsion go on top. A penetrating sealer levels the absorption so the topcoat behaves uniformly across the whole surface.
The trade-off is odour and clean-up. Solvent-based products need adequate ventilation during application and solvent for equipment cleaning. Where the surface is sound and the space occupied, a water-based option is more practical.

Surface Preparation & Application
Surfaces must be clean, dry, and free from dust, grease, and loose flaking material. Brush down chalky surfaces thoroughly before sealing — the sealer binds what remains, but it cannot hold material that is already detached.
New plaster must be fully cured before sealing. Cement-based substrates release alkalinity as they cure, and alkyd products applied too early are vulnerable to saponification, which breaks the film down from underneath. This is the single most common cause of primer failure on new construction in Karachi.
Fill cracks and defects before sealing. Where the wall needs smoothing rather than just sealing, apply Gobi’s Sona Lapi wall putty first, allow it to dry fully, and sand smooth before the sealer goes on.
Ensure adequate ventilation during application. Stir thoroughly before use. Apply by brush, roller, or spray, thinning with the appropriate solvent as directed on the pack. One coat is usually sufficient on moderately porous surfaces; highly absorbent walls may need a second. Allow to dry fully before applying the topcoat. Clean equipment with the recommended solvent immediately after use.
